Bush fire areas are those which are more prone to the fire. This fire may be due to fuel or the hot weather. Australia is seen at the maximum risk of bushfire. To assess a bushfire risk assessment means to understand its factors that generate the risk.
Here we can consider the following factors to assess the risk of bushfire:
- History of fire ( naturally prone areas)
- Population gathered over a particular area
- Timing of the response
- Infrastructure of the area
- And natural values of the land itself
Assessment of these points let us know if the building is facing the bushfire risk. Both the public and private lands can be included in the assessment.
After collecting the necessary information, the rescue teams ensure the fire protection plans are to be implemented. The areas which develop the higher risk are subject to changes like reduction in fuel burning etc.
A building surveyor is the life time saver of our residential building or the commercial buildings. With him on our side, we do not have to worry about the condition and maintenance of buildings. From assessing and approving the building permits, inspecting and ensuring safety standards for the buildings, they do it all.
Every good thing takes time and they make it happen through a checklist of:
- Giving direction and enforcement to the non-compliant building work.
- Creating the building orders
- In urgent cases, municipal building surveyors have access to the mergency orders.
- To cause a building notice to be served.
Limited and the unlimited building surveyors
Limited building surveyors do the limited work while the “unlimited” has more to do. They can survey only those buildings that belong to BCA classes. The height of these buildings should be up to three storeys and the floor area covered should be 2000 square meters max. The qualifications that help them do good are:
- Advanced Diploma of Building Surveying
- Bachelor of Building Surveying
The unlimited category of the building surveyors usually carry all the functions of survey but irrespective of the height and the floor area that a building covers. The only limitation is that the building should be of BCA class. They can get qualified for the unlimited class by pursuing a Bachelor’s degree in Building Surveying.
What creates the difference in types of survey?
Structural survey allows only the structural property to be examined in detail while the Building Survey can examine the inside out of any building. A RICS building surveyor surveys the building where as a chartered civil or structural engineer performs the structural survey.
